OUR COVID-19 FRIENDLY GUARANTEE: You will receive a refund for your stay, less a $150 admin fee, if you or a member of your party test positive for COVID as part of the official Hawaii Pre-Travel Testing Program and you cancel your trip. There is NO admin fee if you postpone your stay to a later, open date, when everyone is healthy.
We cannot recommend strongly enough that you select a Hawaii Pre-Travel Testing Program approved medical provider that PROMISES to deliver results before you get on the plane. If you test positive the State of Hawaii will require you to quarantine for a minimum of 14 days. More importantly, if you’re ill you are much better off at home and should not travel to Hawaii.
OTHER COVID RULES AND POLICIES
There are very strict Hawaii State Quarantine rules that you should be aware of, as well as our policies for conforming to them:
1. BY LAW YOU ARE NOT ALLOWED TO STAY WITH US UNLESS YOU’RE PARTICIPATING IN THE OFFICIAL HAWAII PRE-TRAVEL TESTING PROGRAM. If you’re NOT participating in this program please make your reservations elsewhere at an approved quarantine hotel for 14 days. Our COVID Refund Guarantee doesn’t apply unless you are participating in the official Hawaii Pre-Travel Testing program.
2. IF YOUR RESULTS ARE DELAYED AND TURN OUT TO BE POSITIVE AFTER ARRIVAL you are also required by law to stay in your room at the Guesthouse for at least 14 days and may only venture out for medical purposes. YOU AGREE TO BE RESPONSIBLE FOR THE COST OF ADDITIONAL DAYS as well as THE EXTRA COST, IF ANY, FOR ALTERNATIVE ACCOMMODATIONS FOR GUESTS who had reservations for your room should you become legally obligated to quarantine with us.
3. THE PENALTY FOR NOT COMPLYING WITH QUARANTINE IS A $5,000 FINE and/or a year in jail. We can also be fined for not turning such guests in, so we will be. If we are fined for your non-compliance you agree to reimburse us for our legal costs, penalties and other damages.
Repeating our advice: be smart. Participate in the official Hawaii Pre-Travel Testing Program and don’t get on the plane without your negative test results in hand. If you test positive before you fly and have to cancel, we guarantee a refund.
To assure compliance with these Hawaii State Rules BEFORE you can check in to the Guesthouse you must provide proof to us of a negative test for your entire party or alternatively proof your participating in the Pre-Travel Testing Program. Your self check in information will be provided as soon as we receive the test results.
Our rates are posted right on our home page where you don’t have to hunt for them. The rate is our typical price, but you can get the lower rate for stays of a week or more. Also check our specials section for low season, last minute, or other specials.
In addition to the online availability & booking service, we’re happy to provide you with immediate room availability and reservation information by phone or email. We have a live person answering the phone 9am to 9pm Hawaii standard time seven days a week and typically respond very quickly to your email inquiries almost 16 hours a day.
Please note that with our low prices we fill up fast, so you’re encouraged to make your reservations as early as possible.
Payment & Deposit Terms
Payments for your visit with us are accepted only by major credit card including Visa, MasterCard, American Express, and Discover. We do not accept personal checks or cash. The charge on your credit card statement will show our company name “The Wailuku Guesthouse.”
Your reservation requires a 50% payment. This payment is refundable less a cancellation fee if you cancel more than 60 days before your arrival, or 120 days before your arrival if you booked the entire guesthouse. It is non-refundable and non-transferable if you cancel after these dates. The cancellation fees for Mill, Plantation, Hibiscus, and Wasabi rooms is $150, for the Garden Ohana $250, and for the entire guesthouse is $1,500.
For most stays the balance for your stay is due 30 days before arrival and is non-refundable. However, if you’re renting the entire Wailuku Guesthouse, your final payment is due 90 days prior to arrival and is also non-refundable.
If we are unable to charge your credit card 30 days before your arrival, we will attempt to contact you, but if we are unable to reach you or you cannot provide payment within 24 hours your reservation may be cancelled and we will make your room available to others. In this case your initial deposit will not be refunded (since it is less than 60 days before your arrival).
Here’s how this works in certain situations. If you make your reservation 31 to 60 days before arrival, at the time you make your reservation your initial deposit is non-refundable. If you make your reservation 30 days or less before arrival, you’ll have to pay the entire balance, which is also not refundable. So, please make sure you get here – we look forward to meeting you!
Our policy is similar to most condo and vacation rental contracts, which we have slowly adopted over the years. Keep in mind that once your reservation is booked, we tell all interested parties that the room and dates you’ve taken are no longer available. Unfortunately, allowing late or last minute cancellations just doesn’t give us enough time to fill a room we otherwise would have if we hadn’t saved it for you. This is especially true if you rent the entire guesthouse. Thus, we respectfully ask that you understand, and perhaps more importantly; are comfortable with these policies.
We have a four to five night minimum stay except for the Wasabi Suite and Garden Ohana which are five to seven days. Winter minimum stays are longer. Reservations for less than the minimum are discouraged and can never be made online, especially far in advance. However, the situation changes for last minute reservations (anything in the next 5-7 days). These are encouraged to fill our last minute gaps. However, you won’t be able to reserve them online, so call us to inquire.
Due to COVID-19 we’ve had to increase our cleaning fees for all stays. The represent our exact cost for our outside maid service and are quite moderate. We’ve also decided for now not to turn rooms the same day, rooms will be empty for at least one day between stays. Look for our COVID-19 cleaning guidance soon.
$90.00 for Plantation, Mill, Hibiscus Rooms
$120.00 for the Wasabi Room
$175.00 for the Garden Ohana
$600.00 for the entire guesthouse.
Please note that additional cleaning and other fees above and beyond these may be charged to guests who treat a room disrespectfully. This might include carpet cleaning, dish washing, damage repair, paint repairs, missing items,etc (but this would never be you, right?)
Although the character of the house itself is like a quaint bed & breakfast, please be advised that breakfast or other meals are not served; although coffee and tea are provided. In addition, although we guarantee your room will be clean upon arrival, as vacation rentals they do not come with daily maid service (although we’ll happily provide clean towels, toilet paper, coffee, etc. as you need them).
Our quoted prices do not include Hawaii taxes of 14.416% per night which will be added to your bill. Other terms will be discussed before you finalize your reservation.

Wailuku Guesthouse is a fully permitted, legal Bed & Breakfast. Our Maui County permit number is BBWK 2009/0001, our State of Hawaii Tax License is 112-486-0298-01.
The County of Maui issues permits and the State of Hawaii issues tax licenses for all bed and breakfasts and vacation rentals. They also require these be reported on all legitimate advertising including web sites. We recommend you protect your vacation and stay only in places that do so.
